Lodgement & Filing Fees

In some circumstances, you will be required to lodge documents with the Department of Natural Resources, Mines & Energy (DNR) prior to and after settlement.

Again this will vary depending on the terms of the Contract and the nature of the property.

The more common requirements are:

Transfer: This is the document which notifies DNR that there has been a change in ownership of the property and will be lodged after settlement has been completed.  The lodgement cost will vary depending on the purchase price.

If you are obtaining finance, your financier will lodge the Transfer document and will charge you accordingly.

Mortgage: If you are obtaining finance, your financier will lodge a Mortgage over the title of the property as security and will charge you fees accordingly.

Power of Attorney (POA): If you are signing a Contract and Transfer documents on behalf of another person under a POA, you will need to lodge the original POA with DNR.

Trust Deed: If you are signing a Contract and Transfer documents as a Trustee under a Trust Deed, you will need to lodge a Trust Details Form with DNR.

Priority Notice: Some financiers, notably Heritiage Building Society and Bendigo Bank, require a Priority Notice to be lodged with DNR prior to settlement to protect their interests.
