Tips for the Buyer

  1. Speak to us before signing a Contract.  We are happy to review a Contract to ensure that you understand its terms and conditions and that it fulfills all your requirements.
  2. Provide a copy of your Contract to your financier as soon as possible after signing.
  3. Insure the property as soon as possible after signing the Contract.
  4. Pay the initial deposit, and the subsequent balance deposit (if any), by the due date.
  5. Make sure you arrange for any building and pest inspection reports as soon as possible so you receive them by the due date.
  6. Quickly provide your financier with all the documentation they require.
  7. Ensure that you have any extra funds needed for settlement ready as cleared funds at least 3 business days prior to settlement.
  8. If you are re-financing your home, make sure you give your existing financier as much notice as possible.
  9. When you purchase a property subject to a residential tenancy, you should make sure that you review the terms of the tenancy prior to going into Contract, or at least insert the terms required in the Contract itself.
  10. Inspect the property the day before or on the morning of settlement to ensure it complies with the Contract.  You have this right under the Contract.
